Samford Commercial Investments is the proud holding company for the Jacob Fong & Jess Wong’s family investments. Samford Commercial Investments has been named in honour of Jacob Fong’s first investment in the Brisbane inner city suburb of Enoggera in 2017 which has shown over 20.0% total returns to March 2022 according to MSCI methodology since this purchase.
Samford Commercial Investments has a simple vision “>100.0%”, which reinforces the commitment of the company to always achieve over what is possible. The investment philosophy is to find mid market assets between $2 million to $20 million in purchase price which require commitment and hands on ownership then transform these underutilised “liabilities” into visionary destinations with equitable stakeholder collaboration being a key pillar. The group prides itself on its fierce independence and control of investments, with Mr Fong holding full beneficial as well as legal control over all investments including a modern, repositioned 12 storey services freehold tower which boasts world class ESG ratings exceeding many Premium grade office towers, 119 Charlotte Street, Brisbane City QLD 4000.
The company’s first direct investment, 5-11 Downs Street, North Ipswich, being a multitenanted large format retail centre in a rapidly growing area in Greater Brisbane, settled in January 2022 has shown capital growth of 59.6% including all incentive payouts to March 2022 with a further 9.1% capital increase expected to 30 June 2022.
MEET THE ACTING MANAGING DIRECTOR
Jacob has over 14 years experience in the commercial real estate industry where he has an exceptional track record of “>100.0%” in most disciplines he has worked in including asset management and leasing. In January 2022, Jacob, through Samford Commercial Investments purchased the company’s first visionary investment being 5-11 Downs Street, North Ipswich. He negotiated, effected then now owns this investment having personally seen capital growth uplift (according to bank mortgage valuation) of 59.6% including all incentive payouts to March 2022 with a further 9.1% capital increase expected to 30 June 2022. Since this time, he has been responsible for the purchase of 2 investments being 281 Brunswick Street, Fortitude Valley QLD 4006 and 119 Charlotte Street, Brisbane City QLD 4000.
Jacob’s first role in funds management was providing full range acquisition services for a retail centre within inner city Brisbane with a book value of $5.5 million. As a result of tenant focused management, Jacob was able to increase the annual income profile of this asset by 15.6% in two years as well an increasing the rental income by 15.9%. Until July 2018, Jacob was in a senior consultancy position with national real estate advisory services firm, MacroPlan. In this capacity, he provided strategic analysis on multibillion dollar projects analysing economic and social factors for council submissions. His clients included Brookfield Multiplex, Singaporean Listed Company, Aspial and Aveo Group. Prior to this role, Jacob was employed as a senior analyst for one of the largest commercial real estate services companies in the world where he was one of two analysts who covered the Australian residential and residential development market, providing services predominantly for the residential valuation services division.
